METHODOLOGY
How these numbers are calculated.
Annual property tax is computed as home value divided by 1,000, multiplied by the town mill rate. For a $500,000 home in a town with a 20.00 mill rate, the estimated annual bill is $10,000. Monthly escrow is that number divided by twelve.
Mill rates update annually after the NH Department of Revenue Administration certifies each town's rate in the fall. Data on this page reflects the 2025 certified rates. Ask me for a live pull before you offer on a home.
This calculator is a planning tool, not a commitment. Final property tax depends on your final assessed value, any exemptions you qualify for, and the next town meeting warrant.
