30 MINUTES · FREE · REAL ANSWERS

Let's have a conversation.

Thirty minutes about your timing, your town, and your actual situation. You bring the questions, I bring straight answers. If you are a year out, we have the conversation a year out.

What to expect

A real conversation, on your timing.

Cobbett's Pond, Windham, NH

This is a real conversation about where you are and what you are trying to figure out. Thirty minutes, on your schedule. I listen first, give you a straight read on your options, and tell you honestly whether we are a good fit. Either way, you leave the call with a clearer picture.

Pawtuckaway State Park, Raymond, NH

You will not be on a phone tree. The number that calls you back is my cell. The email that lands in your inbox is from me. I work with a small number of clients a year on purpose.

Hampstead, NH lake-country town

Bring your questions. Bring your doubts. Bring the list on your phone of houses you have been watching. We will go through it together, and you will walk away with a clearer picture of the next step, not another voicemail to return.

On the call

What we will talk about.

  • Your goal for the next 6 to 12 months

  • Your timeline and what is driving it

  • Which Southern NH towns are on your list

  • Your budget range, honestly

  • Any questions you have about the market right now

What the first call feels like

From people who booked one.

Karyn walked us through selling our home of 38 years with such patience. My husband and I were overwhelmed at first. She sat at our kitchen table, explained every step, and never once pressured us. We closed above asking and we are in our condo at Tuscan Village now.
Patricia M. · Salem, NH
Selling the house where we raised three kids was harder than we thought it would be. Karyn was kind about it. She did not rush us. When we were ready, she listed it on a Thursday and we had two offers by Sunday night.
Maureen F. · Windham, NH
Moving the whole family up from Andover. Karyn met us at four different houses across three towns over one weekend. She was patient, honest about which ones had issues, and she never once pushed us toward the more expensive option.
Tom and Sarah B. · Atkinson, NH (from Andover, MA)
After my husband passed I was not ready to sell right away. Karyn checked in on me every few months, no pressure, just to see how I was doing. When I was finally ready, a year later, she was right there. That is not normal agent behavior. That is a neighbor.
Ellen G. · Salem, NH

Quick questions

Before you book.

How long is the call, really?
About thirty minutes, give or take. Enough time to really understand where you are and map out a plan. If we need longer and you want to keep going, we keep going. And if fifteen is all you have that day, fifteen is still enough to get the lay of the land.
Is there any cost?
No. Not for the call, not for a follow-up, not for a conversation before you are ready to list or buy. The commission is earned at closing, not at hello.
What if I am not ready to sell or buy for a while?
That is completely fine. Many of the best sellers I have worked with called me a year before they listed. Early conversations are useful. I will not push you to act before you are ready.
Do I need to prepare anything?
Not really. If you are selling, know roughly what you paid and when, and any major updates you have done. If you are buying, know your rough budget and which towns are on your list. That is it.
What happens right after I book?
You get a calendar invite with the call details and my direct number. You can reschedule up to an hour before if life gets in the way.
