A neighbor’s read on Derry.
Karyn Emerson sells homes across Derry through Jill & Co. Realty Group, from East Derry antiques to downtown two-families and lake houses on Beaver Lake. She compares each Derry sale street by street, because those homes trade on different terms. Jill & Co. Realty Group is powered by The Real Brokerage.
Derry spreads across the I-93 corridor at Exit 4, with Routes 28, 102, 111, and 121 meeting in and around town. Pinkerton Academy is the anchor, an independent academy that serves as the high school for Derry and several neighboring towns through tuition contracts, while the Derry Cooperative School District runs the elementary and middle schools.
Downtown Derry along Broadway is walkable, and the Adams Memorial Building houses the Derry Opera House. Hood Park sits a short walk from the shops, and the paved Derry Rail Trail runs from the Windham line up to the park.
The Robert Frost Farm, where the poet lived and wrote, is a state historic site on Route 28, and the Taylor Mill State Historic Site preserves an old water-powered sawmill. East Derry is the town's older village, and Beaver Lake and Island Pond put lake neighborhoods inside town limits.
The housing stock runs from antique capes and farmhouses to downtown multi-families, condos, and newer subdivisions. When I price a Derry home, I compare it street by street, because a lake house, an East Derry antique, and a downtown two-family each sell on different terms.
Buyers get the full tax and escrow picture from me before an offer, so the monthly number you plan around is the one you pay.
The best way to really feel out a town is a thirty-minute call. Tell me what you are trying to do. I will tell you honestly whether Derry is the right fit or whether another town in the service area gets you closer to the life you are trying to build.

Tell me what you want.
I am the search.
A lot of Derry’s best homes sell before they ever reach Zillow. Estate sales, pre-market relists, the neighbor who is finally downsizing and wants one quiet conversation before it goes live. Call me and tell me what you are looking for, and I will tell you what is actually moving in Derry right now.
Before it is public
I hear about pre-market Derry homes from other Jill & Co. agents, from neighbors, and from past clients. Text me the street or the price range you have in mind.
Only the showings worth it
I tell you which Derry listings are worth the Saturday drive. Septic age, foundation water, flood-zone oddities: I have seen them all here for twenty years.
Comps you cannot search
A closed price is only part of the story. Concessions, contingencies, how many offers it had, and what Derry’s $18.99 per $1,000 tax rate adds to the monthly payment. I know what each house actually sold for, beyond the headline number.

Where Derry sits
The outline shows Derry's town lines. Knowing which side of a boundary a home sits on can change the school, the tax bill, and the commute. That is exactly the kind of thing I walk buyers through.
